FLORENCE – A new lake real estate report shows listing prices in Alabama are up over spring 2024.
“The new Lake Real Estate Market Report from Lake Homes Realty shows Alabama’s total market at $1.52 billion, up from $1.39 billion in the spring of 2024,” said Stephanie Johnston of Lake Homes Realty, who focuses on Wilson Lake, Shoal Creek, Elk River, and Pickwick Lake.
Lake Homes Realty operates in 38 states across the country.
“The new quarterly lake real estate report from LakeHomes.com shows Wilson Lake to be the sixth largest market and Pickwick Lake being the seventh largest market in the state of Alabama,” said Johnston. “The specialized website just showcases properties that are lakefront, have a lake view or lake access so we can help clients from across the country search for dream lake properties.”
There are 170 lakefront properties listed on Wilson Lake, with prices ranging from a $24,000 lot to a $8 million lake home.
“Eighteen of these properties are listed for over $1 million,” said Johnston.
On Shoal Creek, there are 80 properties available, spanning from a $14,000 lot to a $1.95 million lake home.
“Five of these properties are listed for over $1 million,” added Johnston.
For Elk River, 25 properties are listed, ranging from a $34,500 lot to a $709,900 lake home.
Finally, Pickwick Lake has 90 properties available, ranging from an $8,000 lot to a $2.95 million lake home.
“Four of these properties are listed for over $1 million,” Johnston noted.
According to the Lake Market Real Estate Report, the average home price around Wilson Lake is $946,996, with the average lot price for the 114 available lakefront lots listed at $281,938.
In Shoal Creek, the average home price is $614,920, while the average lot price for the 54 listed lake area lots is $146,693.
On Elk River, the average home price is $405,578, with the average lot price for the 9 available lakefront lots at $98,156.
Pickwick Lake has an average home price of $431,801, with the average lot price for the 45 lake area lots currently listed at $227,743.
